All landlords are legally responsible for the safety of tenants in relation to gas safety.

As a landlord letting residential property, you have a legal duty under HSE to ensure that it’s safe for your tenants.

This means you’re required by law to get a Gas Safe registered engineer to do an annual gas safety check on all gas appliances. It’s the results of these checks that are recorded in your Landlord Gas Safety Record, known as a CP21 Gas Safety Certificate. You’ll receive a copy of the certificate, and you’ll also need to provide a record of this check to your tenants.

What was included in this CP12 Gas Safety Certificate check?

Our Gas Safe engineer carried out the following inspections:

  • Checked all gas appliances for gas tightness
  • Checked the standing and working gas pressure
  • Checked the burner pressure/gas pressure against the manufacturer’s data plate
  • Checked for the satisfactory provision of all necessary ventilation
  • Tested the flue flow to ensure the removal of products of combustion
  • Checked that safety devices work properly
  • Checked for any misuse of gas devices or items
  • Checked for gas leaks (not required but best practise)
  • Recommended that the Landlord purchased a carbon monoxide detector


What was recorded on the CP12 Gas Safety Certificate?

Our customer received a record including:

  • A description and location of each appliance or flue that was checked
  • The name, registration number and signature of the engineer who made the checks
  • The date the checks were carried out
  • The address of the property where the appliances or flues are installed
  • Their name and address of the owner
  • Information on any safety defects and actions needed or taken to fix them
  • The results of all operational safety checks carried out on the appliances
  • Tested for tightness on the whole gas system, including installation pipework
  • Visually examined the pipework (so far as is reasonably practicable)

We offer a free Landlord Gas Safety CP12 Certificate reminder service to all of our customers. We will notify you annually, in advance when your property and appliances are due to be checked and support you with making the appropriate arrangements. We are happy to send reminders via a medium of your choice, such as by telephone, email, text and social media channels.
